Ready to Start Looking at Property?

By now I’m sure you are busting your gut to get out and look at properties. I mean there is only so much theory you can take right?

Eventually you just have to get out there are see what’s available. There will be properties that will blow you away and there will be properties that will just make you think, ‘Yuk’!

One thing that makes shopping for a home different is, well just that, everything is different!

Property is a totally non homogeneous product. No two properties are the same. I can absolutely guarantee that you will not see two properties exactly the same. 

You might say that two apartments could be identical. Yes, inside the apartments they could well be identical, but each one will have a slightly different aspect because they can’t occupy the same space.

This is one of the important rules to remember when looking at homes:

You won’t find another one the same!

Unfortunately this is a rule that can make you feel quite overwhelmed when you miss out on something you really like. It can be absolutely heartbreaking to be beaten by another bidder, especially when you have set your heart on something.

Many a first home buyer has been heard saying, “I’ll never find another place like that”

However, the rule of difference also has a major positive effect.    

You can almost guarantee that the next house you see will have some attributes that are better than the one you missed out on.

I have dealt with many buyers who missed out on maybe one, sometimes two, sometimes even three or four houses before they finally bought one.

Ask any of these buyers how they feel about the properties they missed out on and I guarantee that all of them will reply with something along the lines of ...

“Well, this place turned out to be even better because....”

So, what am I saying here?  Firstly you should try and develop a bit of a thick skin because you are more than likely going to miss out on a few properties – unless you charge in all-guns-blazing and pay way over market value for something. Stupid move, more about this later!

Secondly, always keep in the back of your mind that every property is different, every property has plus’s and minus’s and just because you miss out on a property that you love doesn’t mean that you will never see another suitable property ever again.

Buying a first home is probably a bit like dating. Mr Right doesn’t usually come along first up and you have to kiss a few frogs...or frogettes before you get it right....sorry, bad metaphor I know :)
